
Tasked with transforming the underutilized cellar and sub-cellar levels at 780 Third Avenue, Spectorgroup reimagined the space as a purposeful extension of the building’s existing amenity offerings. The goal: introduce an activity-focused environment that would bring new energy to the property and serve as a meaningful draw for tenants.
A multi-use destination.
The design began with a single idea—pickleball. From there, the concept evolved into a multi-use destination that balances active recreation, social connection, and wellness. The resulting program includes a full-size pickleball court, immersive arcade, stadium-style seating, lounge areas, a hospitality pantry, and a dedicated spa zone.
The standout feature of the amenity suite is its full-size pickleball court, which incorporates a custom arched metal entryway and wood-paneled acoustic wall. The team navigated the space’s tight ceiling clearance with recessed lighting to maximize height for gameplay. Adjacent to the court, a flexible lounge area offers both stadium-style and traditional seating, creating space for casual gatherings, spectating, or watching a game on the adjacent golf simulator, which is also equipped for film screenings. The pantry area is designed as a multipurpose entertaining zone, featuring built-in liquor storage and red jasper surfaces that bring warmth and depth to the palette. This space supports both private use and larger gatherings, offering tenants a more curated hospitality experience.

From competition to relaxation.
Tucked into a previously underutilized corner, the arcade area adds a distinct change of tone. Dark flooring and ceilings set the backdrop for neon lighting and a large-scale Pac-Man wall graphic, while vintage consoles and modern gaming stations offer both nostalgic and contemporary options for users.
Finally, a small wellness retreat complements the building’s gym with a sauna and cold plunge. Natural wood finishes and a minimal material palette create a quieter, more restorative environment, providing contrast and balance within the overall suite.The reimagined amenity suite at 780 3rd Avenue demonstrates how thoughtful programming and cohesive design can unlock the potential of overlooked square footage.
